Will Norfolk, VA be underwater?

Short Answer: No- There is no scenario where Norfolk will be completely underwater in the next several hundred years. Flooding issues are primarily centered around a few neighborhoods that have more serious issues with flooding than others. The majority of Norfolk does not have flooding issues.


Long Answer: Norfolk, VA faces concerns about sea-level rise and coastal flooding due to the multitude on inlets and waterways in the city. If the neighborhood is next to a creek, or small waterway you should ask your realtor about flooding issues. If it really concerns you, I would reccomend asking the neighbors or driving through the neighborhood on a rainy day.

You'll notice that the areas closer to the Portsmouth city line have far more issues than those closer to the ocean. Be sure to not confuse "close to the water" with ocean or man made waterway. The terrain that should concern you is inlets or creeks within 500 feet of your home. Norfolk realtors should be well versed in the most vulnerable areas. Be sure to see if your home will require flood insurance! The vast majority of homes in Hampton Roads DO NOT require flood insurance.
